In late September and early October, the transportation network in Dong Nai City continuously recorded new milestones.

Dong Nai province focuses on developing riverside urban areas.
On September 29th, the Cat Lai Bridge and Long Hung Bridge were officially started construction. At midnight on October 1st, the Ben Luc - Long Thanh expressway was officially put into operation along its entire length after 12 years of construction.
At the same time, the Ho Chi Minh City - Long Thanh - Dau Giay expressway expansion project has reached over 72% completion, aiming for basic completion by the end of 2026.
The Ho Chi Minh City Ring Road 3, the Bien Hoa - Vung Tau Expressway, the T1 and T2 routes connecting to Long Thanh Airport, provincial roads 25B and 25C, and routes connecting to Phuoc An Port continue to be implemented. Long Thanh International Airport is also entering the final stages of completing key components to begin operations in December.
Phase 1 has a designed capacity of 25 million passengers per year, creating further impetus for the formation of a supporting system of services, logistics, trade, and urban development. The noteworthy aspect of the current infrastructure investment process lies not in individual projects but in its ability to create an interconnected network.

Long Thanh Airport is scheduled to begin operations in December 2026.
Leveraging its infrastructure advantages, the Dong Nai riverside corridor has the potential to develop into an interconnected urban space, rather than relatively isolated areas. This also lays the foundation for riverside real estate to enter a new phase, where project value increasingly aligns with its practical connectivity to employment centers, industrial zones, airports, ports, and urban services.
In Long Hung, the market has formed a cluster of large-scale urban projects spanning up to 1,000 hectares. Notable examples include Aqua City, along with Aqua Riverside City, Aqua Waterfront City, Aqua Marina City, Dong Nai Waterfront, Izumi City, and the Long Hung Urban Area...
According to information released by the company, Aqua City has handed over more than 1,300 townhouses and villas. To date, hundreds of families have moved in, and several commercial, sports , service amenities and a marina have been put into operation.
The emergence of these projects shows that the Long Hung area is gradually transforming from a suburban development space into a large-scale urban cluster, connected to the Dong Nai River corridor and the inter-regional transportation network.

A series of real estate projects have taken shape in the riverside area.
Continuing towards Long Thanh, the market features notable large-scale projects such as Gem Sky World with an area of 92.2 hectares, iD Junction in the central area of Long Thanh, and STC Long Thanh Urban Area.
In addition, there is a system of resettlement areas serving the Long Thanh airport project, contributing to the formation of more residential space and social infrastructure around the airport.
From Long Thanh, the development space continues to connect with Nhon Trach, where many large-scale urban areas are concentrated. Swan Park has a scale of approximately 941 hectares; SwanBay Dai Phuoc, announced by SwanCity, has a scale of 464.5 hectares, developing townhouses, villas, mansions, shophouses, and apartments. In addition, there are DIC Wisteria City in Dong Nai, King Bay in Long Tan with a scale of approximately 124-125 hectares, Mega City 2 and DTA City in Phuoc An.
Mr. Nguyen Duy Khuong, Permanent Vice Chairman of the Dong Nai City Young Entrepreneurs Association, believes that investing in connecting infrastructure will create more development opportunities for the Dong Nai riverside area.
According to Mr. Khuong, scenic advantages are only one factor; in the long term, an urban area needs to have connectivity, complete infrastructure, clear legal framework, amenities, and a vibrant community. This also places demands on real estate projects in the new cycle.

The transportation infrastructure in the South is constantly improving, opening up more opportunities for real estate development.
According to the leaders of Dong Nai City, the city's urban development orientation is a multi-center model, in which each area has its own function but is connected and supports each other. The Bien Hoa - Long Thanh - Phuoc An corridor has room for development in industry, ports, logistics, and inter-regional services. Within this structure, transportation projects are creating conditions to connect different functional spaces into a unified network.
From Bien Hoa through Long Hung, Tam Phuoc to Long Thanh and Nhon Trach, a new development corridor is gradually taking shape. Along this corridor, riverside real estate is situated within a broader urban space. Infrastructure is paving the way, and the new cycle of riverside real estate will be determined by the ability to transform the advantage of connectivity into high-quality urban spaces.
