Multidimensional connectivity infrastructure system
In the strategy for developing a multi-centered urban area, the northeastern part of Ho Chi Minh City is receiving significant investment in transportation infrastructure projects aimed at increasing connectivity between urban, industrial, and logistics areas.
Several key transportation projects are currently underway or under consideration for expansion, including National Highway 13, the Ho Chi Minh City - Thu Dau Mot - Chon Thanh Expressway, Ring Road 3, and Ring Road 4. These projects are expected to improve connectivity from the Northeast region with Ho Chi Minh City, Binh Phuoc, the Central Highlands, and other major transportation hubs in the region.
National Highway 13, one of the main transportation arteries connecting Ho Chi Minh City with the former Binh Duong area, is currently undergoing expansion. Simultaneously, the Ho Chi Minh City - Thu Dau Mot - Chon Thanh expressway is being developed to enhance connectivity between Ho Chi Minh City and the northern and Central Highlands provinces.
Ring Roads 3 and 4 play a crucial role in connecting economic , industrial, and logistics areas within the region. Upon completion, these routes will contribute to redistributing traffic flow, reducing pressure on radial routes, and enhancing connectivity with seaports, airports, and industrial zones.
In addition to ring roads and expressways, provincial roads DT.743 and My Phuoc - Tan Van Boulevard are also being upgraded to increase freight transport capacity and connect industrial zones and logistics centers with the seaport and airport systems in the region.
Urban rail infrastructure is also included in the region's long-term development plan. The Thu Dau Mot - Suoi Tien and Thu Dau Mot - Tao Dan metro lines are planned to connect the region with the center of Ho Chi Minh City, while also opening up possibilities for transport-oriented urban development (TOD).
As infrastructure projects are gradually completed, connectivity between the Northeast region and the center of Ho Chi Minh City, as well as other urban areas, industrial zones, and logistics hubs in the region, will improve. This is also one of the factors that could impact population distribution, economic activity, and real estate demand.
A boost for the real estate market.
The development of transportation infrastructure often impacts accessibility, travel times, and urban spatial organization. In the northeastern area of Ho Chi Minh City and the Thuan An urban strip, ring roads, expressways, national highways, and urban railways are forming a broader network connecting residential areas, economic centers, and transportation hubs.
In this development trend, the real estate market in this area has more favorable conditions for developing large-scale projects, especially in areas located near major transportation routes and with the potential to connect to urban amenities. Integrated urban areas can simultaneously meet the needs for housing, commerce, services, and public spaces, instead of focusing solely on residential functions.

One of the prominent projects currently under development in Thuan An area is the One Era urban area developed by Kinera. According to information from the investor, the project covers an area of 49.5 hectares with a total investment of over 1 billion USD. One Era is planned as an integrated urban area with commercial, medical, educational , office, hotel, entertainment and green space functions.
The project is located in an area with good connectivity to National Highway 13, My Phuoc - Tan Van Boulevard, Ring Road 3, and several existing urban roads. It also connects directly to the Thu Dau Mot - Suoi Tien and Thu Dau Mot - Tao Dan metro stations, which are expected to shorten travel time to the center of Ho Chi Minh City.

According to the developer, the project features an internal amenities system including a shopping mall, medical center, integrated school, water features, parks, and functional areas serving the living needs of residents. Other components include office buildings, a hotel, and an entertainment area.
The project also involves numerous consulting firms and partners in its development process. According to information released by the company, Longfor is the strategic development partner; Surbana Jurong is the planning consultant; DPA is the architectural consultant; CPG is the landscape design consultant; Ong & Ong is the interior designer; Coteccons is involved in infrastructure construction; Aurecon is the technical infrastructure consultant; and Savills is responsible for management and operation.
With continued investment in infrastructure in the Northeast region, large-scale urban projects have better conditions to connect with the region's transportation network and service systems. However, the long-term value creation potential of these projects will depend simultaneously on infrastructure progress, planning quality, the ability to form a service ecosystem, and actual market demand.
